Rental Terms & Conditions

Reservation Procedure and Payments

• After confirming the availability and rate applied with us, the reservation process will be started by us. 

• An advance payment of 25% of the total rental amount is required upon booking.

• We accept either Visa, MasterCard or PayPal and we will issue a receipt which is your booking confirmation. This operation will be done through a secure link made available by us.

• Any refund of the payment will be done, using the same payment method originally used for securing the reservation. 

• No reservations will be accepted unless a deposit has been received, our receipt issued, and the booking confirmed by us in writing by email.

• Early check-in or late check out can be arranged if there is availability, ideally the requests should be in advance of your stay.

Check in

• CHECK-IN TIME is AFTER 3 P.M. AND CHECKOUT is 10 A.M.

• Early check-in or late check out can be arranged if there is availability, ideally the requests should be in advance of your stay.

• The keys and remote control of the gate of the property will be handed in person to the guest

Smoking

Our houses are all NON SMOKING properties. 

Pets

PETS are not allowed in our properties

 

Cancellations

Standard Policy

1. Cancellations until 45 days before the arrival date will allow the guest to be fully refunded of the Advance Payment done earlier by the guest.

2. Cancellations within 45 days of the arrival date, will result in the loss of all the amount paid (100%) by that moment. ​

3. If for any reason we may have to cancel your reservation due to unforeseen circumstances or circumstances out of our control, we will contact you beforehand and discuss what options are available.​

 

Major Disruptive Events Policy

What´s covered

1. Public health emergencies: Government-declared epidemics and pandemics, not common illnesses like the flu.

2. Government travel restrictions: Mandatory restrictions or evacuation orders, but not non-binding advisories. 

3. Military actions and hostilities: Riots, war, terrorism, etc. 

4. Natural disasters: Severe weather events, but generally not those that are common and foreseeable for the location and time of year (e.g., hurricanes during hurricane season). 

5. Large-scale utility outages: Prolonged outages of essential services like water or electricity impacting the area. 

6. Serious illness or injury: Death of a host, guest, or their immediate family. 

What´s not covered

1. Events that are common and predictable for the location and season, like hurricanes during hurricane season in Florida.

2. Non-binding travel advisories: General advice to avoid travel that doesn't come with a mandatory restriction.

3. Endemic diseases or those typically associated with a region. 

How it works

1. Cancellation: If a reservation is affected by a covered event, either the guest or host can cancel it without penalty.

2. Refunds: Guests are eligible for a full refund, travel credit, and/or other compensation. 

3. Host impact: Hosts can cancel without adverse consequences.

4. Overriding policy: The Major Disruptive Events Policy takes precedence over the individual listing's standard cancellation policy. 

 

Maximum Occupancy

• The maximum number of guests is 10. Any party found to be housing more than a) maximum occupancy b) more than in the original enquiry will be found immediately in breach of contract.

• This excludes cots & folding beds, please ask us for more information.

Minimum stay

For reservations on our web-site we will only be accepting 4 days minimum stays, and in July and August, it will always be 7 days.

Inclusive fees

Rates include a one-time linen & towel setup. Facilities fees are included in the rental rate.

No daily housekeeping service

While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property.

Property rates & pricing

At this moment we don´t have the rates advertised at our website, just make an enquiry and we will inform the availability and price for the selected dates

Touristic Tax​

The Municipal Tourist Tax is applicable individually to all guests, regardless of nationality or residence, aged 13 or over.
The value of the Municipal Tourist Tax is 4.0 €(four euros) per day and per eligible person.
Payment of the Municipal Tourist Tax will be requested, closer to the day of your arrival..

Responsibility

• Any damages or breakages caused to or in the houses during your residency will be evaluated by our team, and eventually compensated by the guest responsible for the reservation.

• During your stay please keep the house in good order and free from damage.

• Please respect the items of the owner and do not try to open the owner’s cupboard as these items do not belong to you.

• Please make sure the air conditioning is switched off when you go out during your stay.

• When you go out during your stay please make sure you close all the doors and windows.

• When you are due to check out please make sure both of these items are actioned, thank you.

Safety

During your stay you can use the security alarm of the property, although we never had any security issue.

We are not responsible for loss of or damage to any items including cash, documents, valuables left in the apartment.

Loss of Keys

If you mislay the property keys during your stay, we could be forced to charge the locksmith intervention, around a 100€ fee will be charged.

Falsified bookings

Any booking obtained under false pretense will be subject to forfeiture of advance payment, and rental money, and the party will not be permitted to check in.

Written exceptions

Any exceptions to the policies mentioned above must be approved in writing in advance.

Insurance

By law all the "Alojamento Local" properties have a third party insurance with specific and detailed requirements and policies, but nonetheless It is your responsibility to ensure that you are adequately insured for the duration of your stay.​

Court of Law

Portuguese law shall apply to any dispute and the parties submit to the exclusive jurisdiction of the Portuguese courts.

Data Privacy

We follow the data protection laws in force in the EU.
